Property Description
Size & Location: Rio de la Vida Ranch encompasses 305.69 acres in the heart of the Texas Hill Country, located approximately 7 miles north of Medina, Texas, and just 2 miles off State Highway 16. Conveniently situated approximately 17 miles south of Kerrville and under 70 miles from San Antonio, the ranch offers exceptional accessibility while maintaining excellent privacy. A beautiful private automatic gated entrance welcomes you onto the property and sets the tone for this impressive Hill Country estate. Land: Rio de la Vida Ranch features 305.69 acres of rolling Hill Country terrain with dramatic elevations ranging from approximately 1,750 feet to 2,160 feet. The diverse topography creates breathtaking long-range views, prominent hilltops, and picturesque valleys throughout the property. Two spring-fed creeks wind through the ranch, feeding three beautiful lakes that provide year-round water, outstanding wildlife habitat, and excellent recreational opportunities. Miles of private gravel roads provide access throughout the property. Currently final platted into twenty-eight 10+ acre tracts with private roads, the ranch offers tremendous flexibility as a private family estate, recreational retreat, or long-term investment. Improvements: The ranch is exceptionally improved with three residences and extensive ranch infrastructure. The approximately 2,000 square foot main residence sits on one of the ranch's highest hilltops with panoramic Hill Country views. A swimming pool surrounded by mature palm trees creates a private outdoor oasis, perfect for entertaining or relaxing while taking in the surrounding scenery. Perched on another scenic hilltop, the approximately 775 square foot guest house enjoys equally impressive long-range views and provides comfortable accommodations for family and guests. An additional approximately 896 square foot ranch hand home offers separate living quarters. Additional improvements include a 4,346 square foot barn featuring six horse stalls, a tack room, four equipment bays, and an attached chicken coop. A climate-controlled 2,000 square foot shop provides ample workspace and storage. Supporting infrastructure includes three separate water wells, two well houses, two large stone water storage tanks, three aerobic septic systems, fenced horse pasture, covered gasoline and diesel fuel tanks, four deer blinds and feeders, and two unique caves with underground rooms. Wildlife: Rio de la Vida Ranch supports abundant native Hill Country wildlife including Whitetail deer, Rio Grande turkey, dove, and other native game, while roaming exotic species are frequently seen throughout the area. The combination of live spring-fed water, three lakes, hardwood cover, open pasture, and dramatic topography create outstanding habitat for wildlife and livestock alike. Four blinds and feeders are already in place for hunting. Wildlife Valuation: Approximately 200 acres of Rio de la Vita Ranch are currently under wildlife management valuation, with an additional 100 acres anticipated to qualify in 2028. This, along with the ranch's abundant wildlife and natural Hill Country habitat, adds to its appeal as a substantial Hill Country property with long-term investment potential. Comments: Rio de la Vida Ranch is a truly special Hill Country property that combines incredible views, live spring-fed water, quality improvements, and outstanding recreational opportunities. With 305.69 acres, three residences, three lakes, miles of private roads, and a private hilltop setting, this ranch is well suited for a family legacy property, luxury retreat, or working ranch for generations to come.
